Perched to capture St. John's signature sunsets, Villa Kokoa is a beautifully appointed 4-bedroom, 4.5-bath retreat offering privacy and effortless island living for up to 8 guests. The main level features an ensuite king bedroom, while the pool level below offers an outdoor bar, private pool, and three more ensuite bedrooms (1 king, 2 queen) — including a gated seating area for families with young children. A gated driveway offers parking for two vehicles.
Space
Designed for both gathering and privacy, Villa Kokoa offers four en-suite bedrooms, spacious indoor and outdoor living areas, and approximately 4,500 square feet of combined interior and deck space.
Guests enter from the driveway and descend a set of cascading stairs to the main level, where the villa unfolds into two structures joined by a breezeway. To the left, the private primary suite offers a king bed and en-suite bath; to the right, the great room and gourmet kitchen open onto sweeping harbor and sunset views, with a large island offering counter seating for four and a dining area that seats six.
The lower level connects both structures around a large pool, surrounded by established palms and island foliage and overlooking the Caribbean Sea to the west. Beneath the great room, two en-suite guest bedrooms — one king and one queen — share a private, gated terrace, offering families with young children an extra layer of peace of mind. Beneath the primary suite, a fourth en-suite bedroom with a queen bed completes the villa's sleeping quarters. Poolside, guests will find an outdoor bar, lounge areas, covered terraces, and a gazebo with a large hammock.
Every bedroom opens to its own outdoor seating area. Air conditioning throughout, laundry, and a grill round out the comforts, while a gated driveway offers parking for two vehicles.
Guest Access
BOOKVI will arrange for a personal greeter to meet you at the villa for check-in, provide a brief tour, answer any questions, and share helpful island insights.
Check-in is tailored to your group size, arrival time, and familiarity with St. John to ensure a smooth and welcoming arrival.
Guests have private use of the villa, pool, outdoor entertaining areas, terraces, and grounds during their stay.
The Neighborhood
The villa is located in Estate Chocolate Hole, one of St. John’s most convenient residential neighborhoods, positioned between Cruz Bay and Rendezvous Bay.
From the property, enjoy panoramic views across Chocolate Hole harbor and the Caribbean, with a west-facing orientation that makes sunset one of the highlights of every evening.
Cruz Bay’s restaurants, shopping, markets, and ferry dock are only a short drive away, while St. John’s renowned North Shore beaches, including Trunk Bay, Cinnamon Bay, and Maho Bay, are easily accessible by vehicle.
Beach Essentials: Beach towels, beach chairs, a beach tent, and coolers are provided. Snorkel gear and other beach equipment are not included and can be rented locally if desired.
Getting Around
BOOKVI highly recommends renting a four-wheel-drive vehicle to comfortably navigate St. John’s hills and roads.
We are happy to provide a list of trusted local rental companies, and BOOKVI also offers a limited selection of villa vehicles for guest use, subject to availability.

To finalize your reservation, all guests will receive a rental agreement for signature.
